1. What Schools and District serve the Woodland Creek neighborhood?
Woodland Creek is served by Waconia Public Schools ISD #110. Children in this neighborhood would attend Southview Elementary, Waconia Middle School and Waconia High School. Trinity Lutheran School is also located within the city limits of Waconia. See school district boundary map.

2. Can I purchase just a lot in Woodland Creek Custom Home Lots/homesites? The Woodland Creek development has a handful of available homesites that are Open to the Public, meaning you can bring your own builder. All other lots are sold as a complete home/lot package by their respective builders. If you do not plan to break ground immediately following a lot purchase, you will be expected to maintain the lot which includes mowing of overgrown weeds, maintaining a liability insurance policy, keeping current on property taxes, and immediately establishing public utility accounts in your name.

3. Can I build any size or style home I want? If your design plan follows the Environmental and Architectural guidelines for the development, and meets City of Waconia codes, feel free to dream! To maintain the integrity and continuity of the development, all plans and colors will be reviewed on an individual basis and must approved by the Architectural committee before construction begins. Each lot can accommodate a rambler or two-story home. We have lots with walkout, lookout or full basements.

4. Is there a Homeowner’s Association? Yes, there is a homeowner’s association (HOA) for the single-family lots in Phases 1 and 2 in this development.

5. Why is there a different Homeowner’s Association for the Villa lots? The Villa homes are similar to single-family homes but they include grounds maintenance (snow and lawn care service and garbage service) provided by a homeowner’s association. Villas are available in Phase 3 on Campfire Drive East and Phase 4 on Woods Point.

6. Can we have a fence? Yes. The Woodland Creek Covenants describes the fencing options on page 8, under Article VI, Section 2, paragraph J. “Except for temporary fences used during construction of a home or other building, all fencing must be either (i) wood, (ii) of a design and material that simulates wood fencing, (iii) wrought iron, (iv) of a design and material that simulates wrought iron fencing, or (v) metal chain link with metal posts and top rails, and must otherwise be aesthetically pleasing and in good repair. All fencing shall be black, dark brown, bronze or other darker earth tones or natural wood. The Architectural Committee may also approve darker green colors.” Below is a link to the City of Waconia website that talks about fences and required permits. 7. Can we have a pool? Yes. The maximum impervious cover or “hard surface” for a lot is 50%. So when you add up the house foundation, driveway, sidewalk, patio, etc., it cannot exceed 50% of the surface of your lot. Per the City of Waconia, the pool itself does not count towards this maximum, however, any hard surface around the pool, like a patio, would count. Also keep in mind the side and back yard setback requirements and any potential drainage or utility easements on the lot. That could affect the size of pool you could put in. 8. How do I reserve a traditional Single-Family homesite? If you are interested in a homesite held by a Builder in our Builder Group, please contact the builder directly. If you are interested in a Open to the Public lot, please Contact Us and request a Reservation Form or submit a Purchase Agreement to secure your lot.
